4 Tips for Foreclosures

Buying a foreclosure can be fun knowing you are getting a great deal and also a headache knowing you will probably have some work ahead of you.

  Foreclosures are usually not done overnight. Banks have several parties involved once they take ownership of the home again. There are many paths to go down before an offer is approved and then more before the deal is actually closed. But the rewards of obtaining a killer deal on a house sometimes far outweigh the hoops you may have to jump through.

Here are some tips to help in your foreclosure buying process.

1. CONDITION

Be sure to check out the condition of the foreclosed property first. Most non-productive foreclosed property can be bought at a much lower price than those in good condition.

2. BUDGET

Inspect the property professionally and estimate your total expenses needed. This includes the actual purchase, taxes and repair costs. Its also a good idea to add 10% onto the total for any unforseen issues that might come up.

3. ASK AN EXPERT

Whether is it an Enterprise real estate agent, broker or contractor, always talk to an unbiased third party about the foreclosed property you are buying. Having insight from other people can be very helpful.

4. NEGOTIATE

 The price is usually always negotiable when it comes to foreclosed property. Banks may be a little stricter as they are trying to get what they have invested in the property.  Be sure to read the contract carefully and enlist the help of a real estate lawyer if you don't understand something.
