Yes, but how???
A Lot of people have chosen to hold off on selling during these interesting economic times but some have to sell due to various reasons. No matter why you may have to sell your home, be it for work, family or expense the real issue is HOW to sell right now.
There are several issues you must take into consideration when selling your home. First and foremost before you even think about listing is get a feel for what is out there. Tour your neighborhood and make notes on the houses for sale, gather flyers and check the local papers for what is selling and how long it's been on the market.
Once you do your homework, you will know what type of competition you will up against.
Buyers will be dealing with new homes on the market that really have nothing wrong with them and why would they buy your home if they can have a brand new one? Builders are slashing their prices to below cost almost just to get rid of them. What can your home offer that the new ones can't? Whatever it is, market that! Make sure all issues that have been bugging you about your home are addressed whether it be the squeaky door or leaky faucett or something bigger like outdated carpet or wall color. - Keep it simple and neutral!
Tour some model homes in the area and get an idea of furniture layout. Study how the rooms are decorated and comfortable without feeling cluttered. Is their flow to the rooms yet definite boundaries from one space to another? Pack up personal collections and photos and keep all paints and colors simple, clean and neutral. - Price it right the first time.
If you are the highest priced home on the block you better have way more features and space than any other. Otherwise, price your home below most homes in the neighborhood so your home stands out. Unfortunately many sellers think they can start high and just come down but with this market people don't want to see a home priced way out of the market just to sit there for 6-8 months. - Keep the inside and the outside clean, clean, clean!
You don't want to deter a buyer because your house takes 3 hours to clean and they ended up going somewhere else because the showing time didn't fit into their schedule. Your home must be ready to show at a moments notice. This can be difficult especially with children but if you can remember, this is only for a short time and if you can be flexible with a buyer, they may reward you by choosing your home.
