Tips for Selling Enterprise AL Real Estate

Selling your home can be a stressful time but it can go by more smoothly if you stick to some simple rules when listing your home.

• Always use an agent

In this market, you can't afford not too. About 2 years ago people were able to sell by owner but in this economy you need a real estate network working hard on your side to get your home sold.

• Stage to Sell!

This does not mean just cleaning up, although you do need to clean and KEEP it cleaned more meticulously then ever. But this also means put away any personal collections and photos. You don't want buyers to be more distracted by your things then the house itself.

Keep paint colors neutral but not neccesarily white either. A warm beige or cream and really freshen a room and make it feel inviting. Keep away from bright colors and red walls. These spell work for potential buyers.

Clear away any clutter and furnishings. Less is really more here. People want to see square footage and if you have the entire house crammed with too much stuff, buyers are going to think there is not much room. This also applies to closets, pantry and refrigerators. Keep shelves organized and clutter free.

Keep counter tops to a minimum. One or two simple items on them should suffice. Coffee pots or bowls of fruit add simplicity and functionality without seeming cold.

Keep the outside staged as good as the inside. This means keep flowers fresh, plants watered, leaves swept and yard trimmed. 

• How does your house smell?

Have a friend whom you trust go through your home and see if there are any off smells that could turn away buyers? Cat litter boxes, dog smells and garbage odors often get unnoticed to people living in the house. Make sure its clean first off, then add a scented filter to your furnace to fill the whole house. Keep it a neutral smell like linen or cinnamon.

• Price it right

This is the hardest thing for sellers to do. But in this market, you may not afford to sit on the market for months.
